LONDON REFURBISHMENT & RE-BRANDING OF WORKSPACE
Our client was seeking a complete overhaul of their existing space following a lease renewal and expansion. The existing space was dated, and the client wanted to design the new space to be more inviting.
The space was fully occupied with users in situ, so a rolling programme of works had to be planned.
The site included:
- 7,000 sq. m of space across 6 floors in a prime London high-rise building.
- 1,000 workstations
- 6 meeting rooms
- Open plan break-out floor with café space
- Break-out zones, privacy booths, collaboration space
T Form was brought in to act as the client’s project lead on a complex Cat B fit-out with tenants in occupation.
London NEW LOCATION
Our client, a UK national flexible workspace provider was looking for additional expertise to deliver a “shell and core workspace” overlooking Oxford Street in London.
The client operating in a highly competitive market wanted to re-create new workplace guidelines introducing a highly desirable working environment.
The site included:
- 3,600 sq. m of space across 2 floors
- 320 workstations
- 4 meeting rooms
- Private club lounge space
- Break-out zones, privacy booths, collaboration space
T Form was brought in to act as the client’s project lead to minimise risk on a complex Cat A and B project. The project involved managing additional professional teams and internal stakeholder management.
NORDIC PROJECT ROLLOUT
The world’s largest flexible workplace provider required fast-track programme management resources to cover the Nordic region: Denmark, Finland, Norway & Sweden. The programme was delivered on an accelerated timeline with close monitoring of budget and design specifications to meet the client brief.
The scope included:
- 9 new locations
- 1 refurbishment expansion
- 1 new location testing new workplace concept in heritage building – Cat A &B activities
- 25,600 sq. m
- 3,500 workstations
T Form Spaces ran the overall programme opening new locations to specific Workplace guidelines. We oversaw the programme schedules and monitored all delivered works with reporting in place to internal client stakeholders.
UK WORKPLACE TRANSFORMATION
Our client required dedicated programme management across 55 buildings to enhancement customer experience and upgrade the interior.
The programme involved a full review of all buildings developing the scope for each site. The aim was to review the utilisation of space in each building as well as upgrade the interior design.
The scope included:
- 55 UK sites
- 25 million capex
- 90 property transformation activities identified
- 310,000 sq. foot review
- 1 location closed
- 4 locations major overhaul refurbishment
- 35 locations refurbished – light overhaul works
T Form Spaces was brought in at short notice to fast-track the programme. We worked alongside the CEO and Senior leadership team through the programme for sign-off of project activities.
We set out the programme liaising with external professional teams, contractors and vendors during the period of works for final completion.
